My House Burned Down in Houston: Can I Sell It As Is?

By Otis Igunbor (Otasowie Igunbor), founder of Houston Home Relief Group.

After a house fire, rebuilding may not be the path you want to take. If your house burned down or suffered major fire damage in Houston, you can discuss selling the property in its current condition with Houston Home Relief Group. HHRG reviews fire-damaged homes, heavy-rehab properties and potential teardowns for an as-is purchase.

Start with the property's location and what you know about its condition. An initial conversation can help identify the information needed for a review; it does not require you to have a finished restoration plan.

Start with safety, then consider the property decision

Follow local fire authorities' instructions about access. The American Red Cross's home fire recovery guidance advises waiting for their clearance before re-entering a fire-damaged home. Use photos and records you already have rather than entering an unsafe structure to prepare for a buyer.

When you are ready to consider the property's future, the next question is what you want to take on: a restoration project, a sale in the current condition, or further assessment before choosing either path.

You can discuss a sale before completing restoration

An as-is purchase is based on the property as it stands. HHRG does not require a homeowner to complete our planned renovation before discussing a purchase. That can make a direct sale worth considering if you do not want to organize the full repair project yourself.

The buyer still needs to understand the damage and proposed purchase terms. Calling a sale “as is” does not remove the need for a property review. Compare the proposed price and timing with the work, cost and time you would take on by restoring the home. Our selling-versus-restoring guide lays out that comparison.

A burned house and a potential teardown need different reviews

“The house burned down” can describe very different conditions. A home with damage in several rooms is different from a property with much of the structure destroyed. Tell us what remains, which areas were affected and what work has already been completed, without guessing about conditions that have not been inspected.

For a potential teardown, the review also needs to consider the lot and the work involved in a new project. A photograph alone cannot establish whether demolition is appropriate. Read how investors compare repair and teardown for the factors behind that assessment.

What HHRG needs for an initial conversation

Send the full address, a brief damage description, current occupancy and your preferred timing. If available, include existing photos, inspection findings or repair estimates. Tell us about access restrictions and any areas that have not been assessed.

You can begin with the information you have and identify what is still unknown. Our fire-damaged property preparation checklist explains how to organize a useful summary without presenting assumptions as inspection findings.

Houston and nearby communities

HHRG's fire-damaged home buying focus includes Houston neighborhoods such as Spring Branch, Oak Forest, the Heights, Meyerland and Westbury. We also review properties in Spring, The Woodlands, Katy, Cinco Ranch, Cypress, Sugar Land, Missouri City and Pearland. Visit our Houston-area buying coverage for more detail.

The actual address matters. A property should be reviewed in the context of its own neighborhood and condition, rather than assigned a price from a general description of the fire.

Questions to ask before choosing an as-is sale

  • What information or inspection is needed before proposed terms can be confirmed?

  • What conditions are attached to the offer?

  • How are stated closing costs and the closing date handled in the written proposal?

  • What remains unresolved about the property's condition?

Ask for clear answers and compare them with your goals. Our fire-damaged house seller FAQs explain common questions about offers, repairs and purchase timing.
