Roberts Run in Cinco Ranch: A Completed Rental-to-Sale Transaction

Houston Home Relief Group's completed Roberts Run transaction involved a residential property in Cinco Ranch, in the Katy area. The home was rented during the ownership period and was later sold. That sequence provides a useful example of how a property's rental use and eventual sale can form different stages of one investment.

The project property was 22938 Roberts Run Lane, Katy, Texas 77494, in Cinco Ranch Cinco Forest. A 2022 appraisal described a two-story traditional home with four bedrooms, approximately 4,019 square feet of living area, three full bathrooms and one half bathroom, a three-car garage and an in-ground pool.

Those details describe the property in the historical project record. They help identify the completed transaction and the type of residence involved; they are not a current listing, a present-day condition report or an estimate of today's sale price.

Rental use followed by a completed sale

Roberts Run was rented before it was eventually sold. The rental stage and sale stage involved different practical questions: the property's suitability for occupancy, the responsibilities of holding a rental home and the preparation and documentation needed for a sale.

The completed outcome is the focus of this case study. An appraisal, a lease record and closing documents each serve different purposes. Keeping those records distinct helps avoid confusing a historical valuation with rent collected or the final sale proceeds.

Why neighborhood details matter in the Katy area

A Cinco Ranch property should be evaluated in its particular neighborhood and condition. Floor plan, living area, lot features, improvements and the condition of competing properties can affect the relevant comparison. A broad label such as “Katy home” does not capture every difference between nearby communities.

For a future purchase or sale, review current local comparable properties and the actual scope of work. The Roberts Run outcome is a completed historical transaction, rather than a promise that another home will have the same rental or resale result.
